Project Description: To avoid loosing grant funding, the owner utilized their Job Order Contract to expedite the completion of renovations to a machine shop and class room. The project involved epoxy flooring, cleaning and re-lamping Hi-Bay fixtures, installing and completing final electrical connections to owner supplied equipment as well as new acoustical ceiling and flooring in the classroom area and painting through out.
Challenges: The biggest challenge encountered involved the total power needs of the new equipment being provided by the owner. After the original project scoping, The JOC contractor found that the current circuits could not handle the requirement of the new equipment so that they could all be operated at one time. Working with the electrical subcontractor, the JOC contractor was able to determine that an existing rooftop transformer would be sufficient to meet the needs of the owner, with minor alterations to the existing panel. Included in the scope was the requirement for the JOC contractor to prepare a furniture layout based on the original plans supplied by the owner's vendor. The JOC contractor determined that the furniture to be ordered would not fit as originally designed by the vendor.
The JOC contractor was able to revise the layout so the furniture would fit as well as designing in additional ADA seating. As a result of the JOC contractor recommending the deletion of a raised access floor because the furniture could not be wired from whips out of the wall, the owner was able to save approximately $15,000.00. The project was successfully completed on time.
